Why is it sometimes difficult to rent out your second home?
Renting out an Airbnb property that you don’t use can be complicated for a number of reasons.
Firstly, the geographical distance between the main residence and the property to be rented is a major obstacle that makes frequent visits and direct supervision difficult, if not impossible.
What’s more, as landlords, you often don’t have enough time to manage the rental effectively, between making reservations, welcoming tenants, taking stock of the property, cleaning and taking care of the linen.
Fear of administrative and legal constraints and apprehension about the seriousness and behaviour of tenants are also deterrents. You may fear potential damage to their property or nuisance to the neighbours.
What’s more, managing the logistics of holiday lets requires considerable energy and organisation if you include advertising, setting prices and responding to tenants’ requests.
Finally, a lack of knowledge of the short-term rental market can make it difficult to accurately assess the rental price and understand tenants’ expectations. All of these factors combine to make renting out a second home a daunting task.
What are the tasks involved in short-term rental?
Setting up a seasonal rental business to generate rental income requires a certain amount of commitment, time and responsiveness if you hope to make a profit from your property.
It’s not as simple as placing a rental advert online and waiting for potential tenants to show up. The list of things to do and tasks to perform is long:
- Taking professional photos to showcase the Airbnb rental
- Writing and posting the rental advert
- Setting rental prices and adjusting rates according to occupancy and time of year
- Responding to enquiries and registering bookings
- Collecting deposits and rent, drawing up rental contracts
- Welcoming tenants, checking in and out, handing over keys
- Monitoring the smooth running of residents’ stays
- Cleaning the premises, restoring them between lettings and looking after the linen
- Ensuring that equipment is in good working order and carrying out minor upkeep and maintenance work.
In the event of damage or breakage, who is responsible?
We have 2 packages to choose from. Depending on the package you choose, there are two options available to you:
Guaranteed rent: Any damage or breakage occurring in the course of our rental activity is fully covered by Manasteos.
Concierge service: Manasteos assumes no liability under this option. The owner must take out insurance appropriate to the activity carried out. However, the partner platforms with which we work closely automatically deduct a deposit from the traveller for each reservation. This deposit will be retained in the event of a problem.
How can you ensure that travellers don't disturb the neighbours?
At Manasteos we have developed an in-house algorithm for filtering travellers and blacklisting troublemakers.
By being available 7 days a week, the slightest problem reported will be dealt with almost instantaneously.
If the rules are not respected, our contract stipulates that we have the right to stop the rental.
What about tax?
Taxation depends on the option you choose.
Guaranteed rent option: there is no difference in taxation between the Manasteos solution and a traditional tenant. For those concerned, Manasteos also allows you to rent bare property to retain the advantages of the property or SCI tax regime.
Concierge service option: Rental income from seasonal lets is taxed in the same way as a standard rental, depending on your tax regime (LMNP, LMP, SCI, etc.).
Who pays the cleaning costs in the concierge package?
Cleaning costs are added to the booking price. They are therefore paid by travellers.
