At Manasteos, the Airbnb concierge service in Antibes costs 20% (excl. VAT) of rental income. This fee covers creating and publishing the listing, managing bookings, welcoming guests, organising cleaning and linen, and overseeing maintenance.

Who rents a property in Antibes outside the summer?
Antibes attracts guests all year round: the Jazz à Juan festival in July, Port Vauban, the Picasso Museum, and business travellers from the nearby Sophia Antipolis technology park.

Where can guests park in Antibes when I rent out my property short term?
Parking is one of the first questions guests ask. If your property has a parking space or a garage, we mention it in the listing with access instructions. If not, we tell your guests where to park near the property and how long the walk is.
In summer, parking is tight in Old Antibes and Juan-les-Pins: we advise your guests to plan ahead.
What are the rules for short-term rentals in Antibes?
In Antibes, furnished tourist accommodation must be declared to the town hall, which issues a registration number to display on the listing. Since 1 July 2025, a main residence cannot be let for more than 90 days a year (council decision of 23 May 2025).

What about tax?
Taxation depends on the option you choose.
Guaranteed rent option: there is no difference in taxation between the Manasteos solution and a traditional tenant. For those concerned, Manasteos also allows you to rent bare property to retain the advantages of the property or SCI tax regime.
Concierge service option: Rental income from seasonal lets is taxed in the same way as a standard tenancy, depending on your tax regime (LMNP, LMP, SCI, etc.).
In the event of damage or breakage, who is responsible?
We have 2 packages to choose from. Depending on the package you choose, there are two options available to you:
Guaranteed rent: Any damage or breakage occurring in the course of our rental activity is fully covered by Manasteos.
Concierge service: Manasteos assumes no liability under this option. The owner must take out insurance appropriate to the activity carried out. However, the partner platforms with which we work closely automatically deduct a deposit from the traveller each time a reservation is made. This deposit will be retained in the event of a problem.
Who pays the cleaning costs in the concierge package?
The cleaning costs are paid by travellers.
